Acceptance of Terms and Conditions / Contract of Hire

All bookings applications accepted by Peterborough Serviced Accommodation are subject to these terms and conditions that are deemed to have been accepted in full by the hirer and all persons in the party. Payment of hire charge also indicates acceptance of these terms and conditions.

Confirmation of Booking

Your booking is only confirmed on receipt of payment of hire charge or of your booking deposit. Written confirmation together with receipt of payment of booking deposit will be issued by Peterborough Serviced Accommodation by e-mail, post or fax.


All prices are quoted in UK Pounds Sterling plus VAT and include all charges except any telephone calls made from the landline phones within our properties and/or any premium TV channels or pay per view events booked without out knowledge or consent.

Booking Procedure

When a booking is made more than 14 days prior to the arrival date, a £200 booking deposit is required together with the Booking Form to confirm the reservation. The balance of the hire charge is to be paid 14 days before arrival. Credit card details held by Peterborough Serviced Accommodation will normally be debited at this point. If Peterborough Serviced Accommodation does not receive full payment by this time, the booking may be cancelled and the deposit forfeited. The client may be liable for the balance of the total hire charge and for any other costs involved in the attempt to re-let the accommodation.

When a booking is made less than 7 days prior to the arrival date, the full hire charge is required to confirm the reservation.

Methods of Payment

Payment must be made to Peterborough Serviced Accommodation in UK Pounds Sterling and must be clear of all bank charges, exchange rate variations, and any other deductions.

We are pleased to accept the following methods of payment:


Direct Bank Transfer: Payments made by bank transfer must reach our account net of all bank charges. Please ask your bank to detail your name and invoice number clearly on the transfer. Bank details can be found on your invoice when your booking is accepted.

Cheque/Bankers Draft: Made payable to Peterborough Serviced Accommodation.

Credit/Debit Card: Visa, Access, MasterCard, Switch, Delta and American Express are accepted.

Facilities and Services

All properties are fully furnished to a high standard and include a kitchen fully equipped with appliances, cutlery, crockery, and kitchen utensils. A Wi Fi Broadband Internet connection is provided at all locations. This service is free to use, however is not guaranteed. Peterborough Serviced Accommodation can not be held accountable for any loss of connection. If a loss of connection does occur, Peterborough Serviced Accommodation will endeavor to get reconnected as quickly as possible.

A complimentary welcome pack including fresh milk, tea, coffee, sugar etc is provided as well as enough basic household items such as soap, shower gel, washing up liquid, laundry/dishwasher tablets, kitchen/toilet rolls etc for the first few days of your booking.

A full inventory of equipment and utensils is also provided. Please note: No items must be removed from the accommodation during your stay.

Unless otherwise specified, the prices quoted for all serviced Accommodation include heating, electricity, gas, water and television.

For bookings of 10 nights or more, the prices quoted include housekeeping and change of linen & towels once a week.

Cancellation by Hirer

Notification of cancellation must be made in writing by e-mail, post or fax to Peterborough Serviced Accommodation.

When notification is received more than 14 days prior to the arrival date, all payments received from the client are refunded less a £100.00 cancellation fee.

When notification is received within 14 days prior to the arrival date, the full booking deposit (£200.00) is forfeit.

Cancellations received less than 7 days prior to arrival will be subject to a cancellation charge of 14 nights accommodation.

We reserve the right to treat an early departure or reduction in the number of nights or apartments booked which results in a reduction in the overall charges payable as a cancellation (as from the notification date) and the cancellation charge of 14 nights accommodation will apply. We also reserve the right to re-calculate the rate should the reduction in nights from the original booking alter any discounted rate.

Non arrivals will be treated as if a cancellation has been made at check-in and the cancellation charge of 14 nights accommodation will apply.

The refund of other payments is subject to the accommodation being re-let. The refund is less the rent for any part of the contracted occupancy during which the accommodation remains vacant and less all costs incurred.

Change of Accommodation Location or Price

While every effort is made to adhere to the accommodation location and price stated in a booking, Peterborough Serviced Accommodation reserve the right to vary the location of the accommodation at any time until check-in and vary the total price at any time before receiving the final payment from the client.

Any variation will be communicated to the client in writing by e-mail, post or fax. On receiving notification, the client has forty-eight hours to communicate non-acceptance of the variation described. If no such communication is received, the client is assumed to have accepted the variation. If communication of non-acceptance is received within forty-eight hours, the booking deposit will be returned to the client without any deduction.

Number of Occupants

Only persons listed on the Booking Form may occupy the accommodation. The accommodation cannot be re-let/sublet to any other group/party without the written approval of Peterborough Serviced Accommodation. The number of persons permitted to occupy the accommodation is limited to the number of beds available. Under no circumstances may more than the maximum number of persons specified in the accommodation description occupy the accommodation except by prior written agreement with Peterborough Serviced Accommodation. Peterborough Serviced Accommodation, reserves the right to refuse admittance to the accommodation to the hirer and their party if they are in breach of this condition.


Check out is normally by 11.00am though it may be possible to arrange a later check out time subject to other bookings. If there is any delay in vacating the accommodation beyond the agreed time a full day's hire charge, calculated as one seventh of the weekly rate applicable, may be charged to the client, as would the late return of keys. 


On departure you must leave your accommodation in a clean and tidy condition and we reserve the right to charge you for additional cleaning/clearing of the property.


Damage to Accommodation

The hirer is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period.

Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the accommodation or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the accommodation or their guests. Such damage must be reported, without delay. The cost of the repair or replacement must be agreed with and paid to Peterborough Serviced Accommodation.

If there is any damage to the accommodation, contents or breakages we reserve the right to charge your card. In practice we would not charge your card for minor breakages/small items or accidental damage that can be easily fixed nor would we charge your card without discussing the matter first.

The hirer responsible for booking undertakes that no person will suffer anything to be done which would endanger the policy of our insurers in respect of the accommodation and its contents which might make the same void or voidable.

Loss Of Keys/Parking Permits

If you lose a set of keys we will as a matter or urgency get a replacement set to you, however this will incur a charge of between £15 and £50 depending on the keys. Loss of parking permits where used incur a charge of between £20.00 and £30.

Termination by Peterborough Serviced Accommodation

Peterborough Serviced Accommodation has the right to terminate a booking at any time on the grounds of abuse to staff or other guests, mistreatment of the accommodation or criminal activity on the part of those occupying the accommodation or their guests. In such circumstances, Peterborough Serviced Accommodation is not obliged to provide or locate alternative accommodation. The period of notice and the proportion of refund are at the discretion of Peterborough Serviced Accommodation.

Injury or Loss

Peterborough Serviced Accommodation cannot be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the accommodation. Neither we, nor our representatives, can be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply.

Rights of Access

Representatives of Peterborough Serviced Accommodation or their subcontractors have the right of access to the property at any time, with due regard to the convenience of the hirer, for the purpose of inspection of the property and to carry out any essential repair or maintenance work.


No pets of any kind are permitted under any circumstances. The client is liable for any infringement of this rule by the client's occupiers.


Peterborough Serviced Accommodation operates a NO SMOKING POLICY. Smoking is not permitted in the accommodation or in the internal communal areas of the apartment blocks.


All information supplied by Peterborough Serviced Accommodation, is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made either in writing or otherwise, but Peterborough Serviced Accommodation is not liable for any variation however caused.


Any complaints about the accommodation, or its contents, must be made in writing immediately to Peterborough Serviced Accommodation at 31 Cavendish Street, Peterborough, PE1 5EQ. Peterborough Serviced Accommodation will take all reasonable steps to settle the problem. Peterborough Serviced Accommodation shall not have any liability for any complaint submitted after the completion of the rental period.


In the event of any litigation arising from the booking of accommodation by Peterborough Serviced Accommodation, the Courts in England shall have sole jurisdiction on such arising matters and English law prevalent at the time shall be applied at the times.

Force Majeure

We will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events beyond our reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions.


The accommodation hire cost does not include any personal insurance cover of any kind. It is recommended that insurance is taken out against cancellation. It is further strongly advised that personal accident and medical insurance is also taken out.

Security of Tenure

As the Accommodation are used as serviced holiday accommodation they are exempt from security of tenure under the Rent Act.


Interest on overdue invoices shall accrue from the date when payment becomes due, from day to day, until the date of payment, at a rate of 4% above Barclays Bank PLC’s base rate in force at the time and shall accrue at such a rate after, as well as before any judgement.

Your acceptance of these conditions is acknowledged by making a booking or submitting to us a completed booking application form. Payment of deposit or hire charge also indicates acceptance of these terms and conditions.
